Square footage is only the starting point. A floor with heavy polish buildup needs coating removal before anything else. A floor with deep pet scratches, water stains or an unusual pattern needs extra preparation. Stairs are labor-intensive per square foot. Older floors may need boards repaired or replaced before finishing.
That is also why an honest number usually needs photos or a visit. A price given without seeing the floor is either padded to cover unknowns or missing work that will show up later as a change order.
